The firm identifies investment opportunities that provide stable fixed income and considerable appreciation over a 5-10 year horizon.

We are committed to maintaining an unwavering discipline to minimize investment downside risk and therefore we have imposed upon ourselves the following investment criteria:

Stable, predictable and developed markets

Medium-sized projects that require €2-15 million in equity

Targeted 8 - 9% caps

High quality, credible tenants

Double digits cash on cash ratios

15- 20% expected IRR

Preferably 10 year lease commitments

Value creation derived from improvements in occupancy, rent rolls and other factors

Senior non-recourse bank financing, minimum 85% LTV and long-term fixed rates

Once an investment is structured, the firm invites qualified co-investors to participate in a Mezzanine Fixed Income instrument or Full Participation.
